PPI Secures Central Helsinki Care Property

PPI Public Property Invest AB has finalized an agreement to expand its Finnish portfolio by acquiring a premium care property in central Helsinki for 9.2 million euros. Located at Ilmattarentie 2, the asset represents a significant addition to the company’s social infrastructure holdings. The transaction will be fully funded in cash and is scheduled to close on July 1st, 2026.

The modern care facility covers a total lettable area of 3,772 square meters and houses 67 specialized beds. The property plays an essential role in municipal social services, as it is fully leased to the City of Helsinki to provide critical rehabilitation and housing services for mental health patients transitioning from Aurora Hospital. This public tenant structure offers exceptional stability, boasting a weighted average unexpired lease term of 14.3 years as of the end of May 2026.

From a financial perspective, the acquisition is structured to deliver dependable performance. The property is projected to generate an annual net rental income of approximately 561,500 euros, translating to a strong net yield of 6.1 percent. This steady income stream aligns with the buyer’s strategy of generating long-term, predictable value.

Sustainability remains a core component of the transaction, with the building holding a BREEAM In-Use Very Good certification. According to Ilija Batljan, the Chief Investment Officer of PPI, the acquisition reinforces the company’s dedication to critical social infrastructure in Finland, supporting vital community care while simultaneously driving stable returns for shareholders.
